Garden soil is a different problem to house dust
Rosanna and Viewbank have the kind of gardens people actually spend time in — mature eucalypts and liquidambars, bark mulch on the beds, lawn that gets watered. All of that is good news for the house and bad news for one specific strip of carpet: the run from the back door through to the kitchen or hallway.
What comes in on that path is not the fine dry dust that settles everywhere else. It is coarse and it is organic. Bark mulch fragments and dry leaf matter behave much like grit — hard, angular, and heavy enough to sink to the base of the pile where a vacuum struggles to reach, grinding against the fibre with every step.
The organic part is what makes it worse than ordinary grit. Leaves, bark and garden mulch are full of tannins — the same plant compounds that make tea stain a mug. While the material is dry, the tannin stays locked inside it and nothing much happens. Get it wet, and the tannin releases into the fibre as a dissolved yellow-brown dye.
That is why the back-door strip goes off sharply after rain, or after someone waters the garden and walks back in, and why it looks fine through a dry summer and terrible in autumn. It also explains a mark that puzzles people: a leaf trodden in and left for a couple of days can leave a distinct brown patch even after the leaf itself is picked up and vacuumed away.
What a garden actually tracks in
Four things, each behaving differently once it is inside.
Releases tannin straight into the fibre as a dissolved dye. Leaves a brown mark that vacuuming cannot touch, because the leaf has gone and the colour has not.
Hard and angular, so it abrades like grit, and tannin-rich, so it stains as well. The worst of both, and it travels a long way on shoe treads.
Clay is the stubborn one — the particles are extremely fine and bind tightly to fibre, so it needs proper dwell time rather than more scrubbing.
Grass juice on a sock is a genuine dye stain. Pollen through spring settles across everything and adds to the general load rather than making a distinct mark.
Why tannin marks need their own step
A general clean lifts soil off the fibre. A tannin mark is not soil sitting on the fibre — it is a dissolved plant dye that has bonded to it, which is exactly why it survives a normal clean and reappears looking much as it did. Removing it takes a specific tannin treatment applied to the mark, given time to work, and then flushed — a separate operation from cleaning the room, done in the same visit.
Age matters here more than most stains. A fresh tannin mark usually comes out completely. One that has had months to oxidise and set has become part of the fibre’s colour, and those lighten considerably rather than clear. We will look at yours and tell you which one it is before quoting.

Can I scrub a garden mark out myself?
Please do not scrub it, and do not use hot water. Scrubbing drives the tannin deeper and spreads the edge outward, so a small mark becomes a large faint one. Heat helps tannin bond to the fibre rather than release – the same reason hot water sets a tea stain. Blot with a white cloth, cool, working from the outside in, and leave the rest to us.
