Footscray has a lot of housing that doesn’t fit the standard quote form. A converted warehouse might be one enormous carpeted volume with a mezzanine and no internal walls at all. Is that one room? Four? Cleaners who only price per room either guess high or turn up and revise the number, which is how people end up feeling ambushed.
We price open-plan space on actual floor area instead. You get a fixed number before we arrive, and it doesn’t move because the space turned out to be bigger than the word “lounge” suggested. Conventional apartments and units are still quoted per room in the normal way — whichever is genuinely cheaper for you.
Share houses and bond cleans
The other half of Footscray is rental turnover — students, young professionals, share houses with a handover date that isn’t negotiable. We clean to agent standard and give you a written receipt for the final inspection. Book the carpet last, once the furniture is out and everything else is done. Is area pricing more expensive than per room?
Not usually – we quote on whichever basis is genuinely cheaper for your space. Conventional apartments and units are still priced per room from $40, with a minimum call-out of $120.
My conversion has terrible airflow. Will it dry?
Yes, but it needs handling. High ceilings and industrial windows often mean very little cross-flow, so we use a low-moisture method here – the extraction pulls most of the water back out rather than leaving it in the carpet. We will also tell you which windows and fans actually help afterwards.
Do you do end of lease carpet cleaning in Footscray?

We’re a share house – can we split the bill?
